How do I secure a lot via the "Online Lot Preference Process?"

If you have registered on our website to be on our database we will send you an email advising you of a forthcoming release. Once you have identified a preferred lot from the email, you will be invited in a second email on a specific day to request the purchase of the lot on our website. Lot purchase via our website will be ‘first come first served’. If you are successful in securing a lot on that day our sales staff will contact you and you will be asked to complete a Sales Advice form and pay a non-refundable Reservation Payment of $1,500 within 24 hours. (The payment will be applied towards the deposit payable under the contract).

Are lots available for house and land packages?

Yes. Some lots are made available to builders who incorporate them into house and land packages. We suggest you search the realestate. com.au or domain.com.au websites to find these packages.

 

What size and type of lots will be available?

The average lot size will be 450 sqm. Lots will be conventionally figured with frontages ranging from 12 to 21 metres. Low height retaining walls will be constructed on the rear and side boundaries by Macarthur Developments of some lots that will ensure that all lots have minimal gradients suitable for home construction.

 

When will the school, child care centre, sport oval and shops be built?

The NSW Department of Education will not commit a date as to when it will construct the primary school. It has, however, advised us that it will be a Core 21 school sized to accommodate 640 students.

The sports oval will be constructed by Macarthur Developments on behalf of Camden Council as part of our Stage 2 developments in 2017.

We are currently finalising discussions with a number of potential tenants for the shopping centre and we lodged the development application in April. We have also concluded the sale of the child care centre site and the development application was lodged in early May.

 

Can I build a dual occupancy dwelling and subdivide my lot?

Camden Council currently has in place a control on the maximum number of dwellings permitted in Emerald Hills. Therefore there are subdivision restrictions in the sale contract. Subdivision is not permitted within ten years of lot subdivision to create a separate title for a dual occupancy dwelling unless the consent of Macarthur Developments to the Subdivision has been obtained (which may be refused or granted with conditions).

A dual occupancy dwelling differs from a granny flat (which is known as a ‘Secondary Dwelling’). If you are interested in constructing a granny flat on your lot, there are stringent planning controls that apply to granny flats in New South Wales. We suggest you discuss this in detail with your builder / architect prior to selecting your preferred lot and proceeding to purchase.

Can I modify a retaining wall or fencing?

Retaining walls are provided on some lots by Macarthur Developments to establish a practical fall in order to assist in minimising additional site costs for you and to facilitate a good relationship between neighbours who may have lots on different levels.

While the final heights of walls are not known until construction, we suggest you familiarise yourself with the potential presence of walls on the boundary of your preferred lot.

Estate fencing is provided by Macarthur Developments, or is required in prominent locations, to enhance the visual character and amenity of the Estate.

The walls and fencing generally cannot be altered and any change in a wall would require the agreement of your neighbor. Details and specifications of the wall and fencing systems can be found in our “Fencing and Retaining Walls” information sheet.

 

Are there Guidelines for Emerald Hills Estate?

Yes. These guidelines can be found on our website (Developments Design Guidelines Stages 2-6).

What are the public transport services?

Leppington Station is located approximately 5 kilometres from the Estate. Currently Routes 841 and 858 travel along Camden Valley Way adjoining the Estate from Narellan and Oran Park respectively to the Leppington Railway Station. For up to date transport visit www.transportnsw.info. Transport for NSW has advised that it is likely that a local bus route will travel through the Estate along the main north-south collector road when the road network is complete.

 

What will be the form of land title?

Lots for sale will be freehold title in accordance with the Torrens System adopted in NSW in 1863. Please contact NSW Land and Property Information (LPI) for more information at www.lpi.nsw.gov.au

 

What is the New Home Grant Scheme?

The New Home Grant Scheme is a rebate available on Stamp Duty through the Office of State Revenue NSW.

Who is the developer?

Macarthur Developments is a partnership between two Camden landowners who each have a history of, and experience in, delivering successful residential projects in the Macarthur area of Sydney. Emerald Hills is one of a number of projects that Macarthur Developments will be developing in the area in the next decade.
